Using this site does not make me your agent
Reading this site, sending an inquiry or talking with me does not create an agency relationship and does not make me your agent. That happens only when we sign a written agreement that says so. Until then, nothing here is a promise of representation.
This is information, not professional advice
Nothing on this site is legal, tax, investment, engineering, architectural, appraisal or inspection advice. My construction and design experience is exactly that — experience — and it does not replace a licensed inspector, engineer, contractor, appraiser, attorney or accountant. I recommend using them, and I will say so again when it matters.
Property and market information
Any description of a property, an area or a market may change, may be incomplete, or may simply be wrong by the time you read it. Verify anything you intend to rely on. This site does not advertise active listings or display MLS data; if that changes, the required notices will appear with it.
The project images
The drawings, renderings and photographs in the portfolio are my own design and construction work, credited project by project, and some renderings were finished with AI enhancement — which is noted where that is true. They are shown as evidence of experience. They are not an offer of design, drafting or construction services, and I am not the builder on your project.
The paid services
The Property Feasibility Check and the Contractor Bid Review are separate paid services. The fee is quoted when we schedule, and what each one covers is agreed before it starts. Neither is a home inspection, an engineering report, a survey, an appraisal or a legal review of a contract.
Fair housing
I follow federal and Arizona fair housing law. I will not steer you toward or away from a neighborhood based on race, color, religion, sex, familial status, national origin, disability, or any other protected characteristic, and I will not answer questions framed that way. Ask me about the housing, the land, the rules, the costs and the commute, and you will get a straight answer.
What belongs to whom
The text, photographs, drawings and renderings on this site are mine or used with permission, and reusing them requires my permission. The Perk Prop Real Estate name and logo belong to the brokerage. REALTOR® is a registered mark of the National Association of REALTORS®.
