Real Estate Through a Different Lens.

Property is a built thing before it is a listing, and knowing how it goes together changes what you notice.

I grew up on job sites. I was around Arizona design-build work from the start and began learning AutoCAD at twelve — not because anyone planned a career for me, but because that was what was going on around me.

By my twenties I was running Arizona construction operations for custom homes in North Scottsdale: hillside sites, long build programs, and the hundred decisions a week that determine whether a project lands where it was supposed to. Later I moved into Revit and BIM on large infrastructure projects, which taught me a different discipline — coordination across structural, architectural, mechanical, electrical and plumbing, and the kind of quality control where a mistake is expensive.

None of that is a conventional route into real estate. It is the reason I am useful in it. When I walk through a house I am reading how it was built, what the plan will allow, and what the work you are imagining would actually involve. When I look at a piece of land I am thinking about access, utilities, drainage and what the ground is going to cost you.

That does not replace an inspector, an engineer or a contractor. It means I know what to ask them, and I can tell you what their answers mean.

Custom home construction

North Scottsdale hillside custom homes.

Design through construction through maintenance delivery: subcontractor networks, budgets, schedules, estimating, contracts, billing, owners, municipalities, HOAs, neighbors and inspectors.

Commercial tenant improvements including offices, warehouses and public-facing spaces.

Professional background

Here is what that background is worth to you: I read plans fluently, I know how a house goes together, and I can help you understand what a property can become and what it would take to get there.

I'm a Revit specialist. Revit is the software architects and engineers use to build a model of a building before anyone breaks ground, and my work is modeling structures and producing the drawings that get built from. I started out in AutoCAD.

I'm a Senior CAD/BIM Designer in structural and architectural work — three years at Carollo Engineers and two at Hazen and Sawyer — coordinating large water and wastewater treatment projects across every discipline on the drawings: structural, architectural, mechanical, electrical, plumbing and civil. I helped write the modeling and drafting standards at Carollo, run quality control on large multi-consultant projects, and train other designers and engineers.

Before that, about ten years of hands-on design-build work on custom hillside homes and commercial construction, running the job itself: execution, subcontractors, schedules and quality control. What I'm known for is bridging engineering, design and the field — designing for how a thing will actually get built.
