Invest
Investment properties, with the numbers worked out.
I’m putting together investment opportunities in the Phoenix area. For each one I’ll share the property, the work it likely needs and an estimated potential profit range, based on my experience with real construction costs.
What each opportunity includes
- The property and the purchase price
- The scope of work: what needs to be done, and what’s optional
- A renovation budget range based on real construction costs
- A realistic timeline
- Estimated after-repair value, based on comparable sales
- Holding and selling costs
- An estimated potential profit range, with the assumptions shown
Why the numbers mean something
Most deal sheets guess at the rehab. I’ve run the projects: the crews, the schedules, the inspections, and the surprises behind the walls. I build each budget the way I’d build the job, to help you see where the risk may be before you commit.
Investment strategies I work with
Fix and flip · Buy and hold rentals · Value-add remodels and additions · Casitas and guest houses · Teardown and rebuild · Land and new construction
Doing a 1031 exchange? I’ll work with your qualified intermediary and tax advisor to keep the purchase on schedule.
Opportunities
New opportunities coming soon.
When an opportunity is listed here, it will be described without the address or anything else that identifies the property. The specifics come after we have talked.
An idea only works if you can pay for it.
A plan only works if it can be financed. I work with lenders on creative solutions, including loans that roll the cost of the work into the purchase.
Financing is provided by independent lenders, not by me or Perk Prop Real Estate. Loan programs, approval and terms depend on the lender and your qualifications. You’re always free to choose your own lender.
Profit ranges are estimates based on the assumptions shown, including purchase price, renovation costs, timeline and resale value. They are not guaranteed, and actual results may be different. This is not investment, tax or legal advice. Do your own due diligence and consult your own advisors before buying.
