My construction and design background informs what I can point out and what I know to ask, and it does not replace any of those professionals. I recommend a licensed home inspection on any purchase, and licensed professionals wherever their opinion is the one that counts.
Financing and lenders
Financing is provided by independent lenders, not by me or Perk Prop Real Estate. Loan programs, approval and terms depend on the lender and your qualifications. You are always free to choose your own lender, and I receive no compensation for mentioning that financing exists.
Property Feasibility Check
A Feasibility Check is a paid planning opinion based on my design and construction experience. It is not an engineering report, a survey, an architectural design, an appraisal or a home inspection. Conditions must be verified with licensed professionals and the local jurisdiction. The fee is quoted when we schedule.
Contractor Bid Review
A bid review is a paid professional opinion based on my construction experience. It is not legal advice or a contract review by an attorney, and I neither perform nor guarantee the work. Confirm any contractor's license with the Arizona Registrar of Contractors. The fee is quoted when we schedule.
Renderings and project images
The renderings on this site were modeled by me and finished with AI enhancement, which is noted where it applies. A rendering shows a design, not a photograph of a built house, and some designs on this site were never built — each project says which. Credits are given project by project: where the design was by others and my role was running the construction, it says so.
Investment opportunities and profit ranges
Any profit range shown with an investment opportunity is an estimate built on the assumptions stated with it, including purchase price, renovation cost, timeline and resale value. Estimates are not guarantees and actual results may differ. Nothing here is investment, tax or legal advice, or an offer to sell a security. Do your own diligence and use your own advisors.
